The Village of American Planning Board on Feb. 25 reviewed updates to the 422 Rushmore application and agreed the latest submission resolves the planning board’s open items, with one narrow condition to be cleared by the building department before a final vote.
Applicant architect David Gelardi told the board the team had initiated a driveway permit, clarified which unit would use a newly proposed patio area, updated tree-protection details showing diameters and clearances for two on-site trees, and added a revision on the drawings that shows how the percolation/unit sizing calculation was done. Consultant Susan Oakley (Terrabella Land Design) said she had reviewed the resubmittal and that “everything looks to be in order.”
Board members discussed a remaining engineering point about how the unit percolation area was calculated; the applicant pointed to a table on page 3 of the drawing set that, he said, shows the revision and the calculation. The board agreed that their newly engaged consulting engineer would review that material; if the engineer confirms the revision, the board intends to place a resolution on the next meeting agenda to complete the file.
The board also asked staff to confirm tree‑drip lines and that a small landscaping omission (a tree overhanging the lot edge) be shown on all pertinent plans. The applicant said it would provide any additional detail requested and that it did not expect to need to appear in person for the board’s next vote.
Next steps: the applicant will coordinate with planning staff to confirm timing for the March meeting; the board expects to vote on a resolution at the next meeting conditioned on the building department’s review of sizing and the consulting engineer’s confirmation.
