At its May 8 meeting the Green Township Land Use Board recorded two formal outcomes:
- LU#2504 (Owner/Applicant: Louis Tommaso, Block 19 Lot 7 – 53 Creek Road): Memorialized approval by roll call; motion carried with all ayes. No further conditions were read into the record at the May 8 meeting.
- LU#2309 (Owner/Applicant: SAKS Properties, LLC, Block 35 Lot 8 – 57 Decker Pond Road): The Board voted to find the current use consistent with the 2017 determination (vote 6–1). The Board then granted a D2 variance under the Razberry analysis, and approved the subdivision and site plan with two signage C-variances, several waivers (lighting crossing a common property line, a five-foot drive-aisle setback, omission of sidewalks due to steep topography, partial landscape-buffer waiver for the septic), and a list of conditions (delivery hours, plantings for adjacent neighbor, lighting limits, fence and arborvitae around septic, removal of portion of driveway, parking and septic calculations for tenant changes, and required outside-agency approvals). The final site-plan/subdivision approval passed by unanimous roll-call vote.
Next steps: the applicant must record easements and county stormwater documents, submit engineered retaining-wall drawings and construction permits, and provide parking and septic calculations for initial and future tenants prior to issuance of building permits.
