The Dawson County Planning Commission recommended approval of a request to change the future land-use designation and rezone a roughly 6.9-acre parcel at the corner of Valley Road and Highway 53 to permit parking and storage of cars, trucks, RVs and boats, subject to conditions and a special-use permit.
Tony King, speaking for the landowner, said the property has been held as an investment and the owner sees an opportunity given local growth. County staff summarized reviews from Public Works and Emergency Services, saying Valley Road is not currently constructed for commercial traffic and may require reconstruction to commercial street standards, right-of-way encroachment permits, stormwater controls tied to the county ditch, and adequate power and apparatus access per local ordinance requirements.
Peyton Anderson of Davis Engineering said the proposal includes a 50-foot buffer, double the 25-foot minimum, “to just add that additional buffer between them and the residential.” Anderson also said fire protection issues had been addressed.
A motion to recommend approval was made and seconded; the Chair recorded the motion carried and said the commission will forward its recommendation to the Board of Commissioners next month for final review and any permit conditions.
