ZBA approves special permit for 14 Strawberry Lane after applicant reduces lot coverage

The Mashpee Zoning Board of Appeals approved a special permit July 8 for owner Cynthia O'Neil to raise and replace the single-family structure at 14 Strawberry Lane, with conditions that include stamped site and septic plans, drainage calculations, building plans, tree-bylaw review and the requirement that any plan changes return to the board.
Brian Foley of Clancy Construction told the board the project team added retaining walls and a walk-out basement to the civil plan, inserted a fifth dry well to address additional runoff from the basement, added a septic vent near the utility pole and reduced proposed lot coverage from 21.1% to 20.8%. Foley said he met with planner staff and that neighbors were contacted about a tree along the rear property line; the applicants said they chose to retain the tree for design reasons.
Charlie read into the record routine town-department comments from Conservation and the Board of Health, and board members asked that required plan revisions and dimensions appear on the stamped drawings. The motion to approve included standard conditions: incorporation of department comments, submission of signed and stamped engineering and building drawings, drainage calculations, and review under the town tree bylaw before issuance of a building permit. The board closed the public hearing and voted in favor.
