Benderson representatives presented a plan for a 148,350-square-foot multi-tenant warehouse on the northern 13 acres of the Market Square shopping center and the planning board agreed to serve as lead agency for the project’s environmental review.
Matt, a developer representative, told the board the site would likely host two to five tenants and be designed so tenants could add loading docks as needed. He described a 230-foot-deep, steel-and-masonry building with two rows of parking, a 20-by-20 pump house for an ESFR fire‑suppression system and a connection to Mushroom Boulevard intended to route truck traffic away from the main shopping-center access. “So the thought would be that the truck traffic for this building would either come down Mushroom Boulevard or would come behind the retail plaza,” Matt said.
Board members pressed for details about stormwater, grading and landscaping. The applicant said the stormwater pond had been redesigned to meet current DEC standards, that detention ties to neighboring properties remain in place, and that the conservation board approved the application with conditions, including adding about 10 additional trees per disturbed acre and a revised planting list. “One of their suggestions was to try to wrap the storm pond in trees and to try to landscape that area better,” the developer said.
Town staff and board members also discussed grading and underdrain details, lighting cut sheets and potential land‑banked parking. Chris Martin, director of engineering and planning, said engineering comments had been provided and that the project would need final plan adjustments once tenant layouts are proposed.
Because the board was not acting on final approvals that night, it moved only to declare the planning board the lead agency for application 26-003 under SEQR. The chair made the motion to designate the planning board as lead agency and the motion carried by voice vote.
Next steps: the applicant will respond to engineering comments, supply revised landscaping and lighting details and return to the planning board for further review and formal site-plan action.
