Board refers Prestige Estates bungalow-colony plan to county and schedules public hearing

Bernie Weiser told the Planning Board that the bungalow-colony designation was clarified after a recent work session and that the applicant removed the proposed commercial building and acquired five acres from a neighboring parcel to meet minimum acreage requirements.
Consulting attorney Steve Vegliante said the site plan has changed substantially since the prior review and a new Section 239 referral to the County is required. The board discussed zoning-permitted uses and noted that retail did not clearly appear as a permitted use in the zone; Jim Carnell said dual uses are possible if each use meets bulk and zoning requirements and if a future subdivision is prepared correctly.
The Board voted to refer the project to the County for Section 239 review and to schedule a public hearing on May 27, 2026.
