The Thompson Planning Board on May 13 approved a minor subdivision for the Monticello Greenhouse property (217 East Broadway) and granted an over-sized garage and setback waiver for a Rock Hill property, both with conditions.
Counsel noted the applicant for the Monticello Greenhouse subdivision had recently obtained a ZBA variance and that an existing barn encroaches on an easement description; the board suggested the issue be corrected on the survey or noted on the plan. After briefly moving to refer the project for a GML 239 review, members determined the action may be exempt and withdrew the referral motion; the board then approved the minor subdivision subject to the Town Engineer’s final review.
Scott Mace requested an over-sized garage for a parcel on Sylvan Shore Road; the board agreed to waive setback requirements provided the applicant secures any needed HOA approval and adds a note to the plan indicating the waived setback. Both motions passed unanimously.
Next steps: the Monticello Greenhouse subdivision requires final Town Engineer sign-off; Mace must obtain HOA approval and include the waiver note on his plan before filing.
