Dallas County advances $3.7M plan to renovate county attorney offices, aims for early 2027 construction

Designers for Dallas County presented a scaled-back renovation plan for the county attorney’s offices that the board agreed to advance toward bidding.
Kristofer Orth of Farnsworth and Jamie Rochleau of Turner Construction outlined a design-development package intended to accommodate current staffing and projected needs over a 30-year planning horizon. The plan calls for a new HVAC system with individual room controls and retains existing roofing, which designers estimate has roughly a 15-year remaining life.
Turner’s initial design-development estimate was about $4.4 million; after value engineering and scope adjustments the firm reported a reduced estimate of about $3.7 million, the figure previously proposed to the board. Designers said they aim to complete the final design by mid-September, issue bid documents around Sept. 18, solicit bids in early October and bring a guaranteed maximum price amendment for construction-phase services to the board the last Tuesday of October. Anticipated construction dates run from January through the end of September 2027.
Chair Julia Helm and both supervisors signaled consensus to move forward with the schedule and budget target. No formal vote was required at this stage; the board’s next formal action will be acceptance of bid documents and any GMP amendment once bids are received.
