Thomas Cicero Planning Board hears plans for multiple commercial and housing projects, asks applicants for revisions

The Thomas Cicero Planning Board convened and approved the June 3 minutes before opening a full agenda of site and sketch plan reviews.

Deputy Chair Jim Duvall led the meeting after the chair recused from the first item; board members heard presentations and asked applicants to return with revisions on landscaping, glazing, parking and façade materials. There were no public comments.

Among the items: revised plans for an accessory storage/training building; a redevelopment of the former Walgreens into four tenant spaces including Shake Shack and Cava; façade and sign proposals for a Holland Farms bakery; a 74‑unit apartment sketch plan at Cicero Commons that raised questions about parking and density; and a 2,400‑square‑foot addition at CNY Golf Shop & Range that would add three golf simulators and associated parking.

Board direction across items was consistent: applicants should supply clearer documentation on parking demand and seat/occupancy counts where retail uses are proposed; resolve discrepancies between elevations and architectural drawings; provide landscaping plans that meet town standards; and confirm code and fire‑protection details (exits, hydrant distance, sprinklers/alarms). The board expressed particular interest in façade materials in multiple cases and asked several applicants to return with revised elevations.
