Planning commission approves final and preliminary subdivision plats for Sanders Spine Road and Indigo at the Preserve

The Planning Commission on June 16 approved two subdivision plats on the consent agenda. Commissioners adopted staff recommendations to approve a final plat for Sub 25-46 (Sanders Spine Road) and a major-bonded preliminary/final plat for Sub 26-27 (Phase 2A of Indigo at the Preserve).

Staff told the commission the Sanders Spine Road final plat covers 3.24 acres and creates Parkland Drive, a 66-foot public right-of-way built to city standards that includes sidewalks and street trees. Public Works accepted the closeout documentation and recorded road and drainage drawings, and staff said no financial guarantee was required. "Public Works has accepted the closeout documentation," staff said, and recommended approval.

On the Indigo at the Preserve item, staff described SUV 26-27 as a 5.74-acre phase zoned PDV with 41 residential lots and a density of about 7.14 units per acre. Lot sizes on the plan range from approximately 3,719 to 7,188 square feet. Infrastructure is under construction and the applicant provided a subdivision bond of $332,077, staff said.

A commissioner moved to adopt the staff reports and approve both plats. Each motion received a second and passed by voice vote. The minutes for May 19 and May 26 were deferred to the next meeting because packet copies were not distributed.

The approvals are administrative final actions of the commission on the consent agenda; no public comments were made on either item at the meeting. The commission did not state individual vote tallies beyond voice approval.
