Resident reports water intrusion; CDD approves drainage easement template for future filings

During the public comment period, resident Lynda Sorensen reported severe moisture under her home’s slab, buckling wood flooring and mold concerns. Inspections reportedly found no plumbing or HVAC leaks and a floor-warranty issue; a leak-detection specialist measured very high moisture levels and a foundation specialist recommended perimeter drain tiles and 5–10 foot downspout extensions. Sorensen asked the CDD and the HOA to coordinate a solution; Chair Bob Schultz and staff noted drain tiles are generally an HOA responsibility but the CDD could assist with coordination.
Separately, District Counsel Tony Pires presented a Proposed Grant of Easement from the Pelican Sound Golf & River Club (PSGRC) to the River Ridge CDD for drainage. The board approved use of a blanket drainage-easement template with a specific sketch and legal description to be included each time the easement is placed on an agenda; Charlie Krebs said he is preparing additional easements for Seaside II and the golf course area. Resident Mike Rainstin noted no work had yet commenced on Phase I and Phase II drainage improvements; staff said the ground must dry before work can begin.
The board approved the easement motion unanimously. Staff will provide updates to neighborhoods and coordinate among the CDD, HOA and golf course as appropriate.
