Montclair’s Zoning Board of Adjustment added recommended ADU height guidance to its annual report during the June 17 meeting and adopted the report by motion.
Board member Miss Harris proposed draft language to relax ADU height limits so a combined garage/ADU could reduce impervious coverage by consolidating structures. ‘‘By increasing the height, you have the ability to have parking and ADU in one structure and limit some of the variances,’’ she said.
The board discussed several formulations and settled on language limiting ADU height to two stories, with a maximum of 20 feet above grade or 10 feet lower than the principal structure, whichever is greater. Counsel and members clarified that the precise wording would be finalized in the adopted report and that the planning department would reconcile grade‑related calculations.
A motion to approve the annual report, including the ADU height language, was made and seconded and carried by voice vote.
