Planning Board approves Patten estate subdivisions, accepts Gaherty application with conditions

The Planning Board on Sept. 18 approved multiple subdivision plans for the estates of Mabel and Malcom Patten, accepted a Gaherty subdivision application with conditions and set a continued hearing date.
Chairman Mike Howard opened the meeting at 7:00 p.m. and, after introductions, the board addressed a 2‑lot subdivision requested by Chris and Melissa Gaherty for a parcel on Sanborn Hill Road. The board found the application incomplete because it lacked the required mylar and paper copies. Dan Saulnier, a board member, moved to accept the application with the condition that the applicant submit a plat showing all items on the checklist; Jen Roberts seconded. The motion carried 5–1 (John Trachy opposed). Saulnier then moved to recess the hearing to Oct. 2, 2025, at 7 p.m.; Ken Jacques seconded and the motion passed unanimously.
The board next considered two applications involving the estates of Mabel and Malcom Patten. For the first, the board voted to divide a 221‑acre parcel into a 90.1‑acre lot and a 130.5‑acre lot. Jen Roberts recused herself from that hearing. Clayton Platt provided paper copies and a mylar of the plan. The board moved to accept the application and then moved to approve the subdivision; both motions passed unanimously and the board signed the mylar and two paper copies of the plan.
The board then considered a separate 3‑lot subdivision for a 48.29‑acre parcel, proposing new lots of roughly 10.55, 20.41 and 17.33 acres. Platt again supplied the required documents; the board accepted and approved the plan by unanimous votes and signed the mylar and paper copies.
The board approved the minutes of Aug. 17 as written and approved amended notes from a Sept. 9 work session that change wording in a proposed update to the short‑term rental (STR) process; Jen Roberts abstained from that latter vote.
The meeting closed with a scheduling note: the board set its next meeting for Oct. 2, 2025, at 7:00 p.m. to discuss proposed State of New Hampshire accessory dwelling unit (ADU) changes. Chairman Howard adjourned the meeting at 9:10 p.m.
Votes at a glance: Dan Saulnier moved to accept the Gaherty 2‑lot application with conditions; Jen Roberts seconded; vote 5–1 in favor, John Trachy opposed. Saulnier moved to recess the Gaherty hearing to Oct. 2, 2025; Ken Jacques seconded; unanimous. For the Patten 3‑lot subdivision, the board accepted and approved the plan unanimously.
