Select Board schedules May tax-deed list, approves zoning permits and reviews several STR applications

The Board heard several routine but consequential land- and property-related updates, including notice of a May 12 tax-deed date and approvals for two zoning permits.
Annika Munholand, the Town Clerk/Tax Collector, presented the list of properties slated for tax deeding on May 12 and said notices will be mailed on April 1; owners will then be invited to meet with the Board and the tax collector to discuss their options.
The Zoning Coordinator reported that permits were approved for Nathan Feldstein at 8 Whitetail Road for a 6-by-8.5-foot deck and for Thomas Naughton at 347 Twin Lake Villa Road for a 10-by-30-foot deck and interior renovations; both applications met zoning regulations with no setback or wetland issues. Several other matters remain pending, including investigations of a non-permitted Shoreland Conservation District structure that requires a Conditional Use Permit, a Special Exception revision from Anthony Woelz/Horizons Engineering pending an on-site visit and NHDES shoreland review, and a continued public hearing on a request from David and Susan Leathers for a small modification to an earlier Special Exception approval.
Short-term rental applications remain in process. The Board discussed a tent-based STR at 2513 Route 4A with site-plan items outstanding; a Site Plan Review for 2380 Main Street (Rowley) remains pending fire and safety review and other checklist items despite a prior consent decree. Staff will continue outreach and, if applicants fail to engage, consult the town attorney.
In formal action, the Board approved the minutes of Feb. 24, 2025. Selectman Poul Heilmann moved to accept the minutes; Steve Dzubak seconded. Heilmann and Dzubak voted in favor and Amy Lewis abstained.
No new enforcement orders or new permit denials were issued at the meeting; staff follow-up and scheduled hearings were set for the coming weeks.
