The Emigration Canyon Planning Commission on June 11 approved a conditional use permit, CUP2025-001542, allowing a dwelling group at 6771 East Emigration Canyon Road with conditions including a requirement that an accessory structure not be used as a dwelling and a health-department finding on the onsite wastewater system.
Applicant Gregory Palis told the commission the shed on the property "has no utilities going to the shed and the shed is for storage" and that the upstairs area was approved for storage while the garage remains under construction. Palis said the long-term intention is to rebuild the original dwelling, and that approvals from outside agencies would be required; the record notes the county health department has not yet given consent.
Planning staff and commissioners discussed septic and wastewater placement, buffers and disturbed-area limits and noted an additional parcel at the far west end of the property is for sale. Staff recommended conditions that included a health-department finding on system adequacy and due-diligence checks for distance from existing wells, lot-line consolidation to combine two lots in the subdivision, and a restriction that the accessory structure on the hill not be used as a dwelling unit.
Commissioner Jim Karkut moved to approve the application with staff recommendations plus the additional condition on the accessory structure; Commissioner Andrew Wallace seconded. The motion passed unanimously.
The approval is conditioned on the health-department finding and lot-line cleanup; the applicant must secure required approvals from outside agencies before additional uses or building activity proceed.
