The Planning Board voted on Oct. 2 to accept and conditionally approve a two‑lot subdivision application for Chris and Melissa Gaherty on Sanborn Hill Road, but required the applicants to resubmit a mylar and maps that include missing septic information and a completed Statement.
Board members first checked the paperwork against the town’s Subdivision Checklist and found that the septic tank and field for the Gaherty house were not included and that the required Statement was incomplete. Ken Jacques moved to accept the application for consideration; Jen Roberts seconded and, according to the minutes, all board members present voted in favor.
After accepting the application, Chairman Mike Howard moved to grant conditional approval pending resubmittal of a mylar and maps that include the missing items; Jen Roberts seconded and the motion passed unanimously. John Trachy then moved to continue the public hearing until Oct. 16, 2025, at 7 p.m.; Dan Saulnier seconded and the board approved the continuance.
The minutes record that future subdivision filings must include a mylar, four paper copies and four completed applications. No vote tallies by individual members are listed beyond the minutes’ statement that "all Board members voted in favor." Don Hill was recorded as absent from the meeting.
The board listed signing the Gaherty mylar and maps as an agenda item for the Oct. 16 meeting. No direct public comment, appeals or objections to the subdivision were recorded in the minutes.
Next steps: the applicants must resubmit the required mylar and maps with the septic tank/field information and the completed Statement; the Planning Board will consider the revised submission when it reconvenes the hearing on Oct. 16, 2025.
