Townsend planning commission approves rezoning of former Golden Eagle parcel to single-family residences

The Town of Townsend Comprehensive Planning Commission voted to rezone parcel #042-232308922d from General Commercial to Residential Single Family (R-1) on July 2, 2024.
Surveyor Jeffrey Lieuwen told the commission the site is the former Golden Eagle property, which burned several years ago and was purchased by Calmes & Rohm Construction. The applicant plans to divide the lot into two parcels for single-family homes; each lot will exceed one acre and provide about 100 feet of frontage on the lake. Lieuwen said the change is intended to raise the town’s tax base and that surrounding parcels are zoned R-1.
Staff reported that public facilities are adequate and that the burdens on local government would be reasonable. The staff analysis also noted the rezoning request does not align with the Town Vision Statement and the town goals, objectives and development strategies described in the Town Comprehensive Plan (Chapter 3), and that the commercial parcel is small and detached from the town’s concentrated commercial area.
Commissioner Ken Schwebke moved to approve the rezoning; Commissioner Dan DeMoulin seconded. The motion passed by voice vote, 4 ayes and 1 nay.
The commission did not specify conditions attached to the rezoning in the minutes. The commission’s action changes the parcel’s zoning designation to R-1; any subsequent subdivision, lot configuration or building permits will follow town ordinances and permitting processes.
The commission’s next meeting was set tentatively for Aug. 6, 2024, if necessary.
