The Gates Chili Planning Board approved a revised site plan for Hillside Children’s Center that will add a 930‑square‑foot addition to the Valhalla residential cottage at 2075 Scottsville Road.
Brian Olds of Cornerstone, representing the applicant, said the addition is similar in size and materials to work the board approved last year and follows a recent ribbon‑cutting for another new cottage. “I am here on behalf of Hillside Children’s Center as their owner’s representative,” Olds told the board during the presentation. Ben Wolfling of SWBR, the site civil engineer, described grading and drainage that will direct stormwater away from the building and said the addition will reuse the previously planned site details.
The board had questions about staffing and parking; Olds and Wolfling said the project will not add staff or require new parking and that HVAC units will be relocated and screened. With no public comments, Chair Mike Nahan moved to close the public hearing, declare the board lead agency, and determine the application to be an unlisted action with no significant environmental impact. The board then voted to approve the site plan with conditions.
Approval is subject to final signoff from the town engineer and the commissioner of public works, submission of any agency approvals required by Monroe County’s development review process, required life‑safety permits from the town fire marshal, compliance with town sign regulations, and submission of a landscape certificate of compliance from the project’s landscape architect. Building permits will not be issued until those conditions are met.
The board’s action clears the way for Hillside to begin the permitted work once the listed conditions are satisfied and required permits are in place.
