Zoning board grants area variance for 1280 Flagler Drive

The Village of Mamaroneck Zoning Board voted to grant an area variance for 1280 Flagler Drive after deliberations on a submitted application and supporting photographs.

Chair opened the discussion by summarizing the application and the board’s prior review of photographs and letters. Board members noted the lot is substandard and that the house dates to 1961, predating current floor-area and side-yard rules. Committee member (S2) moved to grant the application; the motion was seconded and carried. "We have the variance granted," Chair said following the vote.

Members said the application provided relevant information and that the proposed driveway move would not produce an undesirable change in neighborhood character or an adverse impact on physical or environmental conditions. The board observed the homeowner had the association’s approval; members acknowledged that association support is informative but not binding.

The board instructed staff to prepare a standard resolution reflecting the factors the board discussed, including plan dates and the applicant’s photographs. The resolution will be drafted for the next meeting and will incorporate the factual findings described during deliberations.
