The Planning & Zoning Commission approved PCC 26‑8, a site‑plan modification from Yield Properties for a landscape and construction yard at 112 Standard Ave, after the applicant confirmed cleanup of previously stockpiled material and agreed to provide a keyed plan.
Craig Boffred, representing Yield Properties, presented the existing industrial lot and said historic aggregate deposits and materials previously encroaching on wetlands were removed. Boffred said the site will retain historical storage patterns for aggregate piles and vehicle storage while the owner pursues a longer‑term plan that could include a rail‑trail alignment and future subdivision.
Staff noted the application met the commission’s requirements for a site‑plan modification and that the commission may waive certain submittal items when the information is sufficient to determine compliance. The commission voted to approve the modification and waived the immediate requirement for a licensed engineer or surveyor signature for the submitted plan, while asking the applicant to provide a key/legend showing what the various dashed lines denote.
Quote: “We've cleaned it up,” Craig Boffred said, describing the consolidated piles and vehicle storage layout. Staff and commissioners thanked the applicant for clarifying the extent of on‑site work and asked for the requested key to be filed with town staff.
The approval included a condition to file the plan key with staff and did not alter earlier requirements that would apply to any future, more substantial development on the property.
