Consultants described four terraced walls (two lower walls at about 4 feet, then smaller walls upslope) designed to slow water flow and permit plantings. The project requests approximately 2,000 square feet of steep‑slope disturbance where the ordinance limit is 1,000 square feet; the retaining walls aim to stabilize the slope and reduce future erosion risk. Engineers said they are not proposing tree removal in the disturbed zone and will design modular block walls to current structural standards.
Board members asked about drainage and whether other nearby slopes could be affected; consultants said the unstable area is localized and that the proposed terraces will reduce slope velocity. The board voted in favor of the variances and instructed that structural engineering details and final plantings be included in the plan set and reviewed by municipal engineering before permits are issued.
