Board schedules public hearing on revived Bridal Woods sketch plan, flags drainage district and open-space questions
Summary
The Planning Board reviewed a sketch plan for Bridal Woods, a proposed 10-lot subdivision; staff noted most lots fall below R‑1 district minimums but the project was previously approved as a conservation subdivision. The board asked for drainage-district documentation, water-main and septic-location clarity and trail/trails-committee input before setting the public hearing.

Applicant presented a sketch plan for a 10-lot Bridal Woods subdivision and board members discussed whether the development should proceed as a conservation subdivision (clustering) or require variances from R‑1 minimum lot sizes.
Staff reported that the original approval anticipated a drainage district to manage two retention ponds adjacent to Triphammer Road, but that the drainage district was never formed after the original applicant’s passing; board members agreed that forming a drainage/stormwater district (with fees paid by the lot owners) was a likely mechanism for long-term maintenance rather than passing costs to the entire town.
Board members also requested clarification on the proposed public easement and whether conserved parcels were intended for public access or private conservation; the applicant said previous documentation exists but that some matters remain unresolved and that the current process is a fresh review. Members asked the applicant to show water-main locations and taps on the plan and to coordinate with Bolton Point or relevant water authority for pre-approval of water connections.
Staff suggested bringing the trails committee and county review (where applicable) into the discussion to confirm potential trail connections or public-access easements. The board directed staff to schedule a public hearing for the next meeting and to provide board members additional materials (a resolution sheet and drainage district background) so newer members can review prior approvals and understand the prior conditions.
What happens next: applicant will prepare any additional plan sheets (water-main location, taps), staff will assemble prior drainage-district documents and trail inputs, and the board will hold a public hearing at the next meeting.
