Grant City Council approved a proposed lot-line adjustment and combination that converts three lots into two parcels in the Northridge Acres area. Staff (Jennifer, Speaker 15) explained the proposal meets the city’s subdivision and dimensional standards: the resulting Parcel 1 would be about 25.4 acres and Parcel 2 about 48.5 acres; the applicant submitted a wetland delineation showing roughly 2 acres of wetlands and no immediate plans for new principal structures on the vacant parcel.
A homeowners association representative (Paul Rogaszewski, Speaker 20) told council the homeowners association supports the proposal and reminded the council that private covenants run with the land and are not enforced by the city. Council moved and approved the resolution to permit the lot combination and asked staff to ensure that deeds and plats are recorded appropriately.
Next steps: applicant to complete required recording (preliminary plat/final parcel deeds) and comply with any future septic/permit requirements if building occurs on the vacant parcel.
