The Quincy CBA on June 23 voted to permit a second-floor deck at 119 Manet Ave (TBA2613), finding the proposed conversion would not increase the building footprint or roof height and would keep the single-family use intact.
Applicant Hilliard Crawford described the work as converting a second-floor roof area above the first-floor living room into a deck space and said the change preserves residential character while adding functional outdoor living space. He told the board the project does not expand the footprint or roof height and that neighborhood support letters had been submitted.
Board members clarified that the petition applied only to the second-floor deck and not to previously discussed gable additions, and the applicant confirmed the earlier gables had been removed from the application. Engineering and planning communications were noted as part of the record.
A motion to allow the petition was made and seconded; the board indicated support and the motion carried. The approval is limited to the deck request; any future work that alters footprint, height or structural elements will require separate approvals and permits.
