Robert and Christine Long told the Dartmouth Historical Commission that extensive termite damage and deterioration in the carriage house at 37 Middle Street left them planning demolition and a possible replacement accessory dwelling unit (ADU).
"We're gonna tear it down," the applicants said, adding they did not yet have final replacement plans but expected to build a roughly 900-square-foot first floor for an ADU within about a year if they proceed. The commission noted town policy normally requires plans for replacement structures when considering a demolition permit and asked the applicants to provide interior and exterior photographs for the town’s records and historic inventory.
The chair said she would consult the building department about whether the commission can approve a demolition application without plans for a replacement and would follow up with the applicants by email. A member suggested commission staff or volunteers photograph the structure to document existing features for the town inventory; the chair offered to help take photos.
Commissioners also discussed the carriage house’s proximity to the property line (the applicants said it is about 19 feet) and whether any reuse of historic doors or windows would be feasible given contemporary energy-code requirements. The commission agreed to delay final action until staff confirm building-department rules and receive the requested documentation.
Next steps: Chair to consult building-department staff and email the applicants with requirements; applicants to provide comprehensive interior and exterior photos and clarifications about any salvageable architectural features.
