The Dartmouth Historical Commission on an evening meeting recorded by Dartmouth Community Media approved several exterior renovation and siding projects and set conditions on others.
Kat Hall, owner of 18 Wilson Street, described a remodel that includes replacing an aging roof and siding. Chair moved to approve HDPR 26-24 for a like-for-like roof and siding replacement; the motion was seconded and the commission approved the application after members raised hands in favor. "It needs a new roof," Hall said, adding she planned to bring the roof and siding up to code.
The commission addressed frequent portal-photo gaps when reviewing applications. A member said photos submitted after morning hours are hard to review off a phone, and staff confirmed two side-view images had not appeared in the portal; applicants brought additional photos to the meeting. Chair asked applicants to upload four-sided photos in the future so commission members can perform due diligence.
Contractor Eli Powell described a proposal to demolish a dilapidated garage-office at 54 Barney Story Road and rebuild a substantially similar structure with a small rear extension because the existing slab-on-grade foundation cannot support the desired expansion. A motion to approve HDPR 26-1854 passed unanimously.
On State Road, homeowners sought permission to replace failing cedar shingles with vinyl siding (ATPR 26-2183). The applicants said a contractor told them permits were in order and they began limited work; they stopped when permit status became unclear. The commission approved the vinyl-siding replacement while noting staff preference for more historically accurate materials.
At 304 Hicksville Road (HGPR 26-21), owner Craig Cassup described replacing failing shingles with hardy clapboard-style siding. Commissioners said they had only a single photo in the portal and requested photographs of all four sides and closeups of architectural details; the commission provisionally approved the application on the condition that the owner submit the requested images.
Finally, the commission reviewed a demolition request related to the carriage house at 37 Middle Street. Owners Robert and Christine Long said termite damage and structural decay led them to propose tearing down the carriage house and later rebuilding an accessory dwelling unit (ADU). The chair emphasized that demolition-related approvals usually require plans for the replacement structure and said she would consult the building department before the commission proceeds. The commission agreed to delay final action until staff follow up and additional documentation (interior/exterior photos and inventory records) is provided.
