Homeowners Deborah Fernandez and Andrew Mei presented the proposal and said the property is a corner lot with its driveway on Ehret Street while the address and front door face Coombs Drive. The applicants said they plan to cantilever the addition so it will extend outward as it goes up, which creates the need for a variance because it encroaches on setback requirements. Chairman Thomas Locicero noted the lot is undersized for the zone.
Board attorney Craig Bossong asked whether the addition would be built "straight up," and Mr. Mei confirmed they would cantilever the structure and that utilities would remain in place unless upgrades were needed. Board members questioned the status of the garage and whether utilities would be relocated; Mr. Mei said they would keep the existing garage and only upgrade utilities if a larger service were required.
No members of the public asked questions during the hearing. Mr. Mei gave a closing statement, and Chairman Locicero moved to approve the application. The motion was seconded by Mr. Scrivanich and recorded as 7–0 in favor; the application was approved.
