Planning Board begins review of 28 split‑zoned lots, defers decisions to workshop

Donna Sullivan, the Land Use Administrative Assistant, presented the Board with a spreadsheet of 28 remaining split‑zoned lots and walked members through examples on Summer Street, Oakcrest, Peaked Hill Road and Chestnut Street.
Board discussion focused on how to resolve lots that have frontage in one district while the remainder lies in another. Members considered factors such as likely residential or commercial use, consistency with abutting parcels and sensible district boundaries. Select Board representative Don Milbrand recommended leaving lot 217‑132 unchanged, noting it is awkwardly situated but not technically split‑zoned.
Members also discussed whether amending the Corridor Commercial zone definition would reduce the number of split lots forced into stricter requirements. The Board did not take a formal vote and agreed to continue careful review at the Planning Board Workshop meeting on Feb. 25, 2026.
