Camp Birchmont pavilion hearing continued to April 7 after applicant missed ZBA notice

The Planning Board continued a public hearing March 17 on a site plan for a new gym and pavilion at Pierce Camp Birchmont (693 Governor Wentworth Highway) after the applicant said the Zoning Board of Adjustment notice had not included their application.
Charlie Edwards presented and explained that, because the application was omitted from the ZBA public notice, the applicant did not yet have all materials the board requested; the project is on the ZBA agenda for April 6. Edwards told the board the camp is not open to the public, that campers arrive by school bus, and that parking is generally used by parents on "Parent’s Day." The board questioned whether parking would be added (Edwards said no), how roof runoff would be handled (the applicant said crushed stone around the building and that the flat land would not create runoff), and exterior lighting; board member Vaune Dugan requested downward-facing, dark-sky-compliant fixtures and the applicant agreed to add lighting details to the plan.
Doug Breskin moved to continue the public hearing to April 7, 2026 at 7:00 PM so the applicant can supply the outstanding materials and updated plans; Paul O’Brien seconded. Motion passed 7-0-0.
The applicant will return with updated plans including parking diagrams, lighting details, and final grading/drainage information following the ZBA review.
