BZA approves wall sign at 501 E. Lewis & Clark despite roof‑line rule; applicant says proposed sign is smaller than the previous installation

The Clarksville Board of Zoning Appeals approved a variance allowing a wall sign at 501 East Lewis & Clark that would project above the roof line, a placement the sign code (table 200‑6‑1) generally prohibits.
Staff said the proposed sign would extend roughly 2.5 feet above the roof line and therefore does not meet the wall‑sign placement requirement. The staff report noted a similar sign had been on the building since 2011 and that the town’s ordinance changed in 2018, which affects current compliance. Staff recommended the board weigh practical difficulty, visibility and the building facade when considering a variance.
David Michael of SES Branding, who identified himself for the record, told the board the new wall sign would be smaller and shorter than the earlier sign. The applicant said the existing sign was about 346.5 square feet and the proposed wall sign is roughly 161 square feet and that the new design improves visibility for motorists approaching the site.
Board members discussed visibility, the change in the ordinance and whether the building’s facade limited alternative placements. A motion to approve the variance was made and seconded and the board voted in favor. Staff said there were no recommended conditions and that the proposed sign package included several smaller directional signs in addition to the wall sign.
What happens next: Staff will finalize the permitting paperwork consistent with the board’s decision.
