Township approves setback waiver for Greendown Acres expansion and tables the site plan

Clearwell Engineering submitted a site-expansion plan for Greendown Acres at 210 Allen Lane proposing 33 units, a road expansion, three stormwater basins, and water and sewer main extensions. The developer requested a waiver to reduce the SALDO setback requirement from 30 feet to 15 feet so a 35-foot buffer yard could be provided.
Township engineer Eric Banks said the waiver has no engineering objections and recommended consideration; Supervisor Brad Germaux moved to approve the waiver, Supervisor Lou Lusk seconded, and the motion passed unanimously. The board then voted to table the overall Greendown Acres site-expansion plan for additional review.
The waiver decision allows the applicant to seek a revised plan with the reduced setback, but the board deferred final action on the substantive site-expansion plan pending further documentation and review.
