The Clarksville Board of Zoning Appeals on Feb. 25 approved a lot‑width variance and a landscaping variance for a proposed three‑lot infill at 527 West Stanford, allowing the developer to proceed with a minor plat and staff‑approved landscaping details.
Staff said the minimum R‑2 lot width is 40 feet; Wheelhouse Homes asked to divide a roughly 90‑foot lot into three parcels about 31 feet wide and requested a 50% reduction in required trees and shrubs. Wheelhouse representative Nick Hunter presented a packet showing three 20‑foot‑wide house designs with rear garages and said the lots would be marketed in the low‑$300,000 range and would provide direct access to the Ohio River Greenway trailhead.
Board members discussed precedent, lot geometry and the comparability to nearby developments such as South Valley. Several members noted the board’s discretion and that each application is decided on its own merits. The board approved the lot‑width variance (reducing the 40‑ft standard toward ~30 ft per lot) and granted a landscaping variance, leaving the final percentage and planting specifics to planning staff to set and approve by plan.
The decision permits the applicant to return to the Planning Commission for minor‑plat approval with the variances in place and for staff to finalize required planting plans.
