Jane Slavin, architect for the Venus & Venom medi‑spa application at 80 Olde Pan Road, described plans to add a second floor to the former bank and to renovate the first floor, noting a net decrease in impervious coverage and a redesigned one‑way circulation pattern. She said the revision increases parking from 13 to 17 spaces and connects to sewer.
Board members raised concerns about the location of a handicapped parking space flagged by county reviewers. The applicant proposed a minor curbing modification to relocate the space and widen the driveway from 16 to 18 feet; the presenter said the change is minor and could be handled administratively after the meeting. After debate about whether to treat the newly submitted revisions as grounds to delay final action, the board’s legal counsel advised that the board can make compliance with the handed materials a condition of final approval.
The board voted to grant final approval with conditions: show the landscaping for the front of the building on the site plan, accept the revised parking and sidewalk exhibit as filed, and issue an override on the lighting plan requirement because existing site lighting is not being changed. The plan will be placed into the record with the conditions noted.
