The Philipstown Zoning Board on Monday declared two area-variance applications complete and scheduled public hearings for July 20.
Architect Michael Weed presented an application for 10 Nazareth Way (Ashley Ranch), describing a small rear-yard encroachment of about 3.5 feet. Board members noted the original application lacked a notarized signature but Mr. Weed produced signed owner authorization later in the packet; the board then voted to deem the application complete and set the public hearing.
An application for 24 Grassy Lane, represented by the applicant’s architect, proposes a roughly 606-square-foot L-shaped addition and requests a 3-foot yard setback where 10 feet is required, plus a 25% floor-area increase to the dwelling. The board reviewed required materials, confirmed owner consent forms were present, and agreed the file was complete. That matter was also scheduled for a July 20 public hearing.
Both items were procedural completeness reviews; neither hearing resulted in a final determination on merits. The board advised applicants to be prepared to present their cases and supporting plans at the July 20 meeting.
