Planning board approves coastal site plan for 61 Milford Point Road

The Milford Planning & Zoning Board on July 7 approved a coastal area site plan (CAM) for 61 Milford Point Road, a single‑family dwelling proposed by builder Jeff Adelino and owned by Carmen Stefano.
Attorney Thomas Lynch, representing the owner, told the board the house meets CAM requirements and that engineering comments are largely housekeeping items. Lynch said the first‑floor elevation is 17 feet, the dwelling will total about 3,400 square feet of living space across three floors with a tandem two‑car garage, and that the plan incorporates variances the applicant obtained from the Zoning Board of Appeals.
Board members asked staff and the applicant about the city engineer’s review. Lynch said he would incorporate the minor conditions requested in the city engineer Greg Podlowski’s June 24, 2026 report.
Commissioner Satti moved to approve the petition “with the conditions of the 06/24/2026 report of the city engineer, Mr. Podlowski,” and the motion was seconded and carried by voice vote of the board.
The approval clears the applicant to proceed subject to the engineering conditions recorded in the city’s review memo; the project team said they would address the handful of remaining items before permits are issued.
