Bonduel Plan Commission approves Bear Trail Crossing building plans; developers to return with landscaping

The Village of Bonduel Plan Commission unanimously approved building plans on June 2 for the first phase of the Bear Trail Crossing development, but required the developers to return with landscaping and overall project updates later this year.
Zoning Administrator Jesse Rankin reviewed plans for parcel 107-16230-0020 and said the submission met required setbacks, parking-stall dimensions and ordinance standards for façade materials. Rankin noted that landscaping details were not yet finalized.
Developer Chad Roffers told commissioners the plan is to start construction on the first two complexes this year, with the first building targeted for completion in December 2025 and both initial complexes around March 2026. Stan Wilson said the planned name, Bear Trail Crossing, may change but that the name change would not affect the project schedule.
Commissioner Robbie Woldt III moved to approve the plans as presented; Bob Shest seconded. The motion carried unanimously. The commission's approval was conditioned on the developers returning to present overall project updates and landscaping plans later in the year.
Next steps: Developers will proceed with preparations for construction and return to the Plan Commission with final landscaping plans and a project update.
