At the Feb. 17 workshop planning staff reviewed multiple land-use items set for upcoming council action.
Staff presented a preliminary plat for Heartwood Pod 3 affecting about seven parcels (map & parcel 049004); the Planning Commission recommended approval. Council considered a zoning amendment to the Camellia Row planned-unit development to change side setbacks from 15 feet/1 foot to 5 feet/5 feet to comply with Georgia Residential Building Code fire separation rules while allowing windows; the Planning Commission also recommended approval.
A conditional-use application from iONNA requested permission to locate a standalone electric vehicle charging station at 4720 U.S. 17 in a C3 Interchange Commercial District; recommended conditions from staff include relocating site access away from Ponderosa Road and orienting the building closest to U.S. 17. The council accepted an annexation petition to extend the Port Royal PUD (POD IV); staff noted final rezoning decisions are expected by late summer or early fall 2026.
These items were presented for council consideration and are scheduled for upcoming meeting action.
