The Ferrysburg Planning Commission voted to approve a special land-use request allowing a patio/deck on a boat lot at Lakeview Avenue, reducing the usual boat-lot setbacks to a 3-foot side setback and a 10-foot street-side setback.
City planning staff member David (S7) told the commission the applicant proposes a cement-block patio 14 feet wide by 25 feet deep and noted that, although the zoning ordinance normally ties boat-lot improvements to the principal-dwelling setbacks (25-foot front, 10-foot sides), the commission can reduce setbacks through the special land-use process for boat lots. "It's consistent with most of the boat lots… I think it meets the standards and recommend approval," David said.
A commissioner moved to approve the request filed by Andrew Sloan; another commissioner seconded and the body approved the motion by voice vote with ayes recorded. The decision was handled as a planning commission approval (no council referral was noted for this boat-lot setback modification).
