Plan commission accepts Advia Estates secondary plat after staff detail map and sidewalk requirements

The commission reviewed Advia Estates, a 22-lot subdivision south of Country Mill on State Road 9. The applicant said the project had been seen previously and the developer team would address plan and plat comments.
Planning staff requested a larger title/key map for the plat and clearer joiner/owner information on the plat sheets, asked that easements and right-of-way dedications be clearly labeled (including acres to be dedicated), and said construction plans should show the connection to existing Country Mill Drive. The planner also asked that landscape mounds and sidewalk placement be clearly noted and recommended that a landscape easement be used for buffers on Lots 6 through 10, to be installed prior to final recording. Highway staff suggested dead-end signage and internal stop signs to reduce collisions, and recommended speed-limit signage be considered for new residential streets.
After discussion of map clarity and commitment language for installing future streets, a commissioner moved to accept the secondary plat based on comments from planning, highway, surveyor, health, auditor, and mutual aid. The board voted in favor.
