The Anchorage Planning and Zoning Commission on July 6 voted to recommend that the Assembly approve a map amendment rezoning about 0.27 acres from R-5 (low-density residential) to R-2D (two-family residential).
Planning staff said the property is designated in Anchorage 2040 as single- and two-family supportive of transit-oriented growth and that the current R-5 zoning does not implement that designation; staff recommended approval through the abbreviated rezone process and reported no public comments. "Because the current R 5 zoning does not implement this land use designation, the rezoning to R2D would implement this land use designation consistent with the comprehensive plan," staff said.
Tony Hoffman of the Boutet Company, representing the petitioner, described the application as an appropriate use of the abbreviated process after the comp plan change and said he had little to add beyond answering questions.
Commissioner Polis moved to recommend approval to the Assembly; Commissioner McKee and Polis voiced support on the record, noting the change meets approval criteria, aligns with the comprehensive plan and that there was no public or agency opposition. The motion passed and the commission's recommendation will be forwarded to the Assembly for ordinance adoption.
Action and next steps: The commission recommended an Assembly ordinance to adopt the rezoning; the Assembly will have final authority on the map amendment.
