The Albany County Board approved several land-use items Tuesday, including the Paddocks at Fort Sanders 2nd filing final plat with a condition requiring the applicant to amend and record covenants to cover the new lots, and a minor two-lot split in the Wild Horse Ranch (Calistoga) preliminarily and finally.
David (planning staff) presented the Paddocks final plat for roughly 25 lots, noting utility extensions, individual septic systems, and review comments from the county engineer, conservation district and the city fire marshal. Planning and Zoning recommended approval conditioned on amending covenants to include the new lots; the board approved that motion by voice vote.
Also on the agenda, staff described the Calistoga subdivision as a minor split of a 40-acre parcel into two ~20-acre lots with existing services to Lot 2 and required disposition of water rights; planning recommended approval and the board approved the plat.
Separately, the board agreed to table the Point North final plat (item 16) at the applicant's request after a title company identified a required change; staff said the item will be returned to the next meeting once corrected.
What it means: The approved plats move forward conditional on the Paddocks applicant filing amended covenants; the Point North plat remains pending until title corrections are made.
