Chesterfield assessor says townwide revaluation under way; preliminary values due Aug. 1
Summary
Town Assessor Dave Marazoff told the Board of Selectmen the 2026 revaluation is already under way; preliminary property values will be sent to owners by Aug. 1 and final values by Sept. 1 so the MS-1 can be filed on time. Marazoff said post-reevaluation ratios typically land near 98%–100%.

The Board of Selectmen heard a start-up briefing on the townwide property revaluation at its Feb. 18 meeting. Assessor Dave Marazoff said he has already begun the work and told the board that property owners should receive preliminary values by Aug. 1 and final values by Sept. 1 so the municipality can file a timely MS-1 with the state.
Marazoff reported that last year Chesterfield’s median ratio was 65 percent and that the median ratio prior to the last reevaluation was 83.7 percent. He estimated that after the current reevaluation the town’s ratio will likely be between 98 and 100 percent, bringing assessed values closer to market value.
Chris Fowler, a representative of the Department of Revenue Administration, opened the discussion by asking about the town’s start-up procedure for the reevaluation. Marazoff replied that he "has already started," and reiterated the project timeline. The board did not take formal action during the briefing.
The selectmen were given the timetable for the key steps: outreach to property owners when preliminary values are ready, completion of final values to permit MS-1 filing in September, and continued coordination with DRA staff during the process. No changes to the timetable were recorded in the meeting transcript.
