The Hampton Planning Board on July 1 approved a site plan for 931 Ocean Boulevard to redevelop the former Cinnamon Rainbows building into a four‑story mixed‑use structure with ground‑floor retail, restaurant space on the second floor, and four residential condominiums above.
Attorney F.X. Bruton and the project team from Beals Associates and RA Schaefer & DM White presented architectural renderings, a shadow study, a landscaping plan and a lighting waiver request. Cristian Smith of Beals Associates noted heated pervious pavers and a temporary sidewalk detour during construction; architect Robert Schaefer walked the board through floor plans. The applicant accepted the Town Planner’s memorandum dated July 1, 2026.
Board member Richard Snetsky recused from deliberation. The Board approved the lighting waiver (Site Plan Review Regulations Section IV.D.2.vi) and the Site Plan (last revision date June 10, 2026) subject to the Town Planner’s conditions; votes were recorded 6‑0‑1 with Snetsky recused. Town Planner Jason Bachand said DPW and Aquarion comments and the HBAC packet were included by reference and that he had no objections to the waiver.
The approval includes standard conditions outlined in the Town Planner’s memorandum; the applicant is expected to complete required permit conditions and coordinate any sidewalk and utility work with DPW.
