Council accepts planning commission recommendation; first reading set for rezoning of 7th Street parcels

Peter Hershaw, planning staff, presented the planning commission report and recommended rezoning certain Somerse t County tax parcels (map 72A, parcels 126 and 228) from light industrial to a tourist/maritime district. Hershaw outlined the six statutory factors (population change, availability of public facilities, transportation patterns, compatibility with surrounding development, and the relationship to local plans) and said the planning commission found those criteria met.
Andrew, the city solicitor, presented the ordinance as first reading (Ordinance No. 738). The ordinance would amend the city's zoning map and reclassify the parcels to Tourist Maritime with the stated goal of facilitating waterfront‑oriented economic development. Andrew emphasized that after the first reading the city must hold an advertised public hearing and then a second reading and formal vote. The council scheduled the required public hearing for Wednesday, May 13, 2026, at 4:30 p.m. at the Corbett Library.
Council members and staff clarified that the planning commission's favorable recommendation is advisory to council and that the public will have the opportunity to be heard at the May 13 hearing; no final vote occurred at this meeting.
