The City Council adopted resolution 2026-40 on July 7 approving a tentative tract map to subdivide the property at 1219 South Magnolia Avenue into six condominium units.
Assistant planner (staff presenter) outlined the proposal as a two-story, three-bedroom, three-bath condominium arrangement in three attached buildings, each unit with an attached two-car garage and private yard. Staff told council the project complies with the RH (residential high-density) zoning and objective design standards and that the Planning Commission reviewed and unanimously recommended approval on June 10.
The project applicant, Feng Shao of FXA Architects, said the design references local Spanish-revival vernacular and confirmed that terracotta roof tiles are proposed. “Correct. It is a terracotta roof,” the applicant said when asked about materials. Several council members noted the project provides ownership opportunities (condominiums rather than rentals) and moved to adopt the planning commission’s recommendation.
The council voted by roll call to adopt resolution 2026-40; the record shows all present members voting yes. Staff read for the record a standard procedural notification that the action is final that evening and that the time to file a legal challenge is limited under the Code of Civil Procedure.
