Planning commission approves Miller lot-line adjustment feasibility plan for Lochland Road properties

The Lynn Township Planning Commission approved a feasibility plan on Oct. 21 for a lot-line adjustment affecting properties owned by Carl and Jenny Miller at 6949 and 6937 Lochland Road.
Jared Hermany of Hanover Engineers presented the plan, saying the primary objective is to provide a consistent 24-foot driveway access to Lot 2 and to adjust the northern lot line so Lot 1 is reduced from roughly 3 acres to roughly 1 acre, with the residual acreage added to the farm on Lot 2. Hermany said no new development is proposed beyond the lot-line realignment, although the driveway may be realigned entirely onto the owners’ parcel during final subdivision.
Township Engineer Karl Scherzberg reviewed his engineering letter dated Oct. 15, 2025 and identified technical comments; the applicant agreed to correct a noted calculation issue regarding net versus gross lot area. Commissioner Fritz Najarian pointed out the property is preserved farmland and that the county must be notified before Lynn Township gives final approval so required deed language can be included.
Fritz Najarian moved to approve the feasibility plan to proceed to Preliminary/Final plan stage; Larry Bachman seconded the motion and it carried unanimously. Commissioners briefly discussed future subdivision possibilities on the portion of the lot in neighboring Heidelberg Township and agreed to defer any such matters to that township’s jurisdiction.
The commission’s action advances the plan to the next engineering and subdivision steps; final lot-line changes and any driveway realignment will be addressed during subsequent application stages and in coordination with county preservation requirements.
