Lynn Township's Sept. 24 minutes include a detailed user-fee schedule and permit charges that the Board of Supervisors reviewed while considering fee adjustments for 2026.
The minutes reiterate that Act 36 of 2017 (amending Act 45 of 1999, the Uniform Construction Code Act) requires a $4.50 state fee on each construction or building permit issued under the UCC; that fee is in addition to any township or third-party inspection charges. The minutes list four township-appointed third-party inspection agencies available to applicants and state that all third-party fees are the responsibility of the property owner or applicant.
Key fees recorded in the schedule include residential and inspection charges (examples: residential inspections $50 per inspection, electrical/plumbing/mechanical inspections $75 per inspection, decks over 30 inches $125 per inspection, commercial inspections $100 per inspection); additional plan-review fees may apply when resubmissions are required. Non-UCC zoning permit fees include $5.00 per 100 square feet (minimum $25), sign permits ranging from $10 (≤12 sq. ft.) to $30 (up to 100 sq. ft.), and a demolition/razing permit fee of $50.
The minutes list higher administrative charges for appeals and board processes: zoning hearing appeal fees are $1,000 for residential and $2,000 for commercial filings; Building Code Appeal Board fees are $500 (residential) and $750 (commercial). Subdivision and land development (SALDO) escrow and review fees are also specified (residential escrow $500 + $100/lot with $200 per review; commercial escrow $5,000 with tiered review fees). The minutes also show a $3,000 per-residential-lot recreation fee (Res. 2007-30) and a $900 road improvement fee (Res. 2014-15).
Administrative and other fees are recorded: copy charges, a $30 returned-check fee, junk-dealer application and license fees, mobile home park and removal permit fees, and a short-term rental permit fee of $350 (renewal $100). The minutes record Ontelaunee Park rental rates (Upper pavilion $250, Lower pavilion $150, Bandshell $100) and a $50 park security deposit. The board voted to adjust the attached fees for 2026 and ask the engineer to review the proposed schedule.
