Resident tells River Ridge board of water intrusion, asks HOA and CDD for help

During public comment at the Oct. 22 River Ridge CDD meeting, Oak Run resident Lynda Sorensen described water intrusion and severe moisture under her home’s slab, telling the board that wood flooring in her master bedroom had buckled and inspections found no plumbing or HVAC leaks.
"I need help to get the downspouts farther from the home, and to install the drain tiles," Sorensen said, describing high moisture readings in the slab and ponding behind her unit at 27123 Sound Way. A foundation specialist recommended installing drain tiles around the perimeter and extending downspouts 5 to 10 feet; it was noted underground downspouts were submerged when the ponding occurred.
Mr. Schultz said the CDD might be able to address ponding water but that installing drain tiles is most likely an HOA responsibility. Mrs. Adams noted that drain tiles are an HOA matter, not the CDD's. Mr. Willis asked whether the source of the water had been identified; Sorensen said no final conclusion had been reached and that excessive ground moisture was a possible cause.
District staff and the homeowner agreed to continue coordination so the CDD, the HOA and relevant contractors can evaluate options; no formal action or funding commitment was made during the meeting.
