The Effingham County Planning Board on Sept. 10 approved a range of staff-recommended variances, minor rezonings and code updates and voted to forward several ordinance amendments to the Board of Commissioners for public hearing on Oct. 1.
Key procedural and small-scale land-use actions included unanimous approvals for: an accessory-structure setback variance at 109 Lexus Court (two-inch overhang, photos supplied by Amber Dambi), temporary one‑year RV occupancy at 271 Pecan Grove Boulevard (conditioned on establishing a primary dwelling), multiple frontage variances and small-lot rezones from AR‑1 to AR‑2 to allow new home sites, and minor parcel recombinations such as converting ~0.302 acres from B‑3 to R‑4 at 721 McCall Road while removing a preliminary-plat requirement.
On code matters the board approved several amendments recommended by staff and the county attorney: adoption of corridor district standards for designated highway segments, adoption of the official GIS zoning map, revisions to R‑6 lot criteria and planning-board appointment/role language, and adoption of the state body‑art rules (to be enforced by the Georgia Department of Public Health). Each ordinance change was approved by motion and will proceed to the Board of Commissioners for formal adoption.
