Community Development Director reviews pending projects, bond items and schedules training; commission moves August meeting

Community Development Director Durham used the July 2 meeting to summarize staff activity and upcoming items. She said the July Board of Zoning Appeals meeting was canceled and that staff anticipates bringing two items in August, including bond matters: Reyes Estates is ready for a maintenance bond and Jasper Fields Phase 1 is expected to be ready for a performance bond in August.

Durham listed residential projects under active review: Lookout Crossing Phase 2, the single-family portion of Spring View Village (also referenced as the Kumar property), Magnolia Farms, Harvest Park, and the newly approved Spring Creek Phase 1. Commercial projects under review include a building on Bradley Drive, the Wawa gas station and convenience store, Fire Station No. 3, and a Fifth Third Bank branch on Tom Austin Highway.

She said staff is working on zoning ordinance amendments including temporary signage and potential fee changes based on a recent analysis of staff time and permit-review resources, and noted any proposed residential design standards would be coordinated with the city attorney to ensure they comply with state law. Durham also proposed coordinating an hour of ethics/property-rights training with the BZA; commissioners discussed scheduling around election-day conflicts and agreed to move the August Planning Commission meeting to Aug. 11 at 5:00 p.m. so training can coincide with the BZA meeting. The motion to change the meeting date was seconded and passed by roll-call.
